EXTENSION FAQs
Frequently Asked Questions
Got questions about building an extension? Browse our FAQs below to learn more about how an extension can improve your home.
Do I need permission to extend my house?
If your extension is at the front of your house, next to a road, or near a boundary, you’ll need to get planning permission. You’ll also need planning permission if more than half the land around the ‘original house’ will be covered by the extension or if the materials being used are different to the ‘original house’.
However, there are plenty of ways that you can extend your home without planning permission, should it fall within your permitted development rights. If you’re looking for inspiration, get in touch with our expert team and we’ll be happy to discuss your options with you.
What Building Regulations will apply to a house extension?
Whether your extension needs planning permission or not, you must get approval from Building Regulations. These regulations set out a minimum requirement for the following:
• Structural integrity
• Fire safety
• Energy efficiency
• Damp proofing
• Ventilation
• Other parts to keep the extension safe
When designing and building your extension, our team will ensure that everything meets Building Regulations standards for a smooth approval process.
How big should my extension be?
The team at Richard Thomas creates bespoke extensions, so we can tailor your extension’s dimensions to your needs while ensuring it complements your existing property. Our expertise can help create an extension that balances functionality, aesthetics, and budget constraints.
How can I make my extension energy efficient?
There are several ways that you can make your extensions energy efficient, all of which will be discussed in the planning and designing phase.
One of the most important aspects of an extension, in terms of energy efficiency, is the materials being used. It is important to insulate the extension while also ventilating the space as needed to avoid condensation and damp.
Perhaps the biggest decision when factoring in energy efficiency is the type of roof installed on your extension. All of our Ultraframe roof systems are highly energy efficient, but some are capable of achieving slightly lower U-values for efficiency than others.
It is also important to note that an energy efficient extension will only be as good as the rest of the house.
How much do I need to plan before the building starts?
You need to consider some planning points ahead of construction, in line with the intended use of the extension. For example, if you are going to use the extension as a kitchen, you will need to have decided the position of the units, cooker, and white goods prior to any building. This will enable plumbing, electrics, and ventilation to be scheduled into the work.
What factors determine the cost of an extension?
Several factors contribute to the overall cost of an extension project:
• Size and Complexity: The size and complexity of the extension will significantly influence the cost. Larger or more intricate designs may require more materials and labour, impacting the overall expenses.
• Materials Used: The choice of materials, from basic to high-end options, affects the cost. Premium materials generally come with a higher price tag but might offer better durability and aesthetics.
• Design: Various designs or unique architectural features often increase costs due to the specialised work and materials required.
• Location and Accessibility: The location of your property and accessibility for construction vehicles and equipment can impact costs. Challenging sites might require additional work or resources, affecting the overall budget.
• Foundation and Site Preparation: The condition of the land and the type of foundation needed can influence costs. Extensive site preparation or special foundation requirements may add to the expenses.
• Utilities and Services: Installing or relocating utilities, such as electricity, water, and gas connections, may add to the overall project expenses.
